A bathroom makes more steam than any other room in the house, and steam with nowhere to go is the single biggest cause of black mould, peeling paint, blown plaster and a room that never quite feels fresh. Good ventilation is the cheap, quiet detail that protects everything else you’ve paid for. This guide explains why extraction matters, what the Building Regulations require, how the different fans work and how to size and duct one properly — so your new bathroom installation stays dry, healthy and looking its best for years.

Why ventilation matters more than people think

Every hot shower or bath fills the room with warm, moisture-laden air. That air has to go somewhere. If it can’t get out quickly, it condenses on the coldest surfaces it can find — walls, ceiling, the back of the WC cistern, the corners of the window — and stays there. Do that twice a day for a few months and you get the tell-tale signs: black spotting in the grout and silicone, a musty smell that won’t shift, paint lifting, and in the worst cases damp tracking into the plaster and even the structure behind it.

It’s genuinely one of the most common faults we’re called to put right, and it’s almost always down to a missing fan, a fan that’s too weak, or one that pushes the moist air into the loft instead of outside. The frustrating part is that it’s entirely avoidable. A properly specified and ducted extractor fan clears the moisture before it can settle, and it costs a tiny fraction of the tiling, suite and waterproofing it protects. Skimp on ventilation and you can undermine an otherwise beautiful bathroom within a year.

What the Building Regulations require

Ventilation in a bathroom isn’t just good practice — it’s covered by Part F of the Building Regulations, which sets out the minimum extraction a new or refitted bathroom needs. In simple terms, a bathroom must have adequate mechanical extraction (a fan) rated to shift enough air, ducted to the outside, and in a windowless room it typically needs an over-run timer so it keeps running for a spell after you leave.

The key point is that meeting the letter of the regulation with a weak fan badly ducted isn’t the same as actually keeping the room dry. We aim for ventilation that genuinely works in your room, not just a fan that ticks a box — because you’re the one who’ll live with the result.

The main types of extractor fan

Not all fans are equal, and the right choice depends on your room, its layout and how it’s used. Here are the options we fit and where each one earns its place.

Standard timer fan

The workhorse: an axial or centrifugal fan wired to the light or its own switch, with an over-run timer so it keeps clearing air for a few minutes after you leave. Reliable and cost-effective, and perfectly good for most bathrooms when correctly sized and ducted.

Humidity-sensing fan

Our usual recommendation. A built-in sensor detects rising humidity and runs the fan automatically when the room actually needs it — during and after a shower — then stops. No relying on anyone to flick a switch, and no running needlessly. It’s the “fit and forget” option that keeps a room fresh with no thought from you.

Centrifugal / inline fan

Where the fan has to move air along a longer duct run — say the bathroom sits in the middle of the house away from an outside wall — a more powerful centrifugal or loft-mounted inline fan keeps the extraction strong over distance. Quieter in the room, too, as the motor sits away in the loft.

Fans for wet rooms & showers

A fully open wet room or a big walk-in shower generates a lot of steam and needs extraction to match — often a higher-rated fan, correctly zoned and rated for its position. We size these carefully, because an under-ventilated wet room damps down fast.

Sizing and ducting: where fans succeed or fail

Two things decide whether a fan actually keeps your bathroom dry, and both are about getting the install right rather than just buying an expensive unit.

Sizing it to the room

A fan is rated by how much air it shifts. Too small for the room and it can’t clear the steam fast enough; the moisture settles before the fan catches up. We match the fan’s rating to the size of the bathroom and how heavily it’s used, so it has the capacity to do the job. A powerful fan in a big or busy family bathroom, a well-chosen unit in a small en-suite — matched to the room, not guessed.

Ducting it properly

This is the one that catches people out. A fan is only as good as its duct: the moist air has to reach the outside. We duct the fan out through the wall or roof by the shortest sensible route, keep the run smooth and avoid sags where water can pool. The classic failure is a fan that just dumps steam into the loft — that doesn’t remove the moisture, it relocates it, and you end up with damp in the roof space instead of the bathroom.

Get both right and the room clears in minutes and stays fresh. Get either wrong and even a good fan disappoints. It’s exactly the sort of unglamorous detail that separates a proper installation from a quick one — and it works hand in hand with the boarding and waterproofing that keeps liquid water out of the structure. Ventilation deals with the water in the air; tanking deals with the water on the surfaces. You want both.

Keeping a bathroom mould-free

A good fan is the biggest single factor, but a few habits and choices help it along and keep your new bathroom looking its best for the long haul.

  • Let the fan do its job — with a humidity-sensing or over-run fan, that happens automatically; just don’t disable it.
  • Leave the door ajar after a shower where you can, to help the room breathe and the air change over.
  • Wipe down screens and tiles occasionally — it takes seconds and stops residue building where mould likes to start.
  • Keep trickle vents on windows clear, so there’s a background flow of fresh air even when the fan’s off.
  • Refresh the silicone every few years; clean, sound sealant gives mould nowhere to take hold.

Position, controls and noise

Beyond picking and ducting the right fan, a few practical choices decide how well it works day to day and how much you notice it. These are the things we plan into the design rather than leave to chance.

Where it sits

A fan works best positioned to draw steam away from where it’s made — typically near or over the shower and away from the door, so fresh air is pulled across the room rather than short-circuiting straight back out. Ceiling-mounted units usually catch rising steam best.

How it’s controlled

Options range from wiring to the light switch, to a separate switch, to a fully automatic humidity sensor. We usually favour automatic control so the fan runs exactly when it’s needed — no reliance on habit, and no running for no reason and racking up wear.

How loud it is

Fan noise is measured in decibels, and a droning fan is one people switch off — which defeats the point. We choose quieter units, and where noise really matters an inline fan in the loft keeps the motor out of the room entirely, so it’s barely audible.

Small decisions, but together they’re the difference between a fan you’re glad is there and one that annoys you into disabling it. Ventilation only protects your bathroom if it’s actually left to run.

Signs your bathroom isn’t ventilated well enough

If you’re weighing up a refit, these are the warning signs that your current ventilation isn’t up to the job — and each one is something a properly specified fan puts right.

Black spotting in grout and sealant

The classic first sign of mould, usually in the shower corners and along the silicone. It means moisture is settling faster than it’s clearing. A stronger, better-ducted fan is nearly always the cure.

A mirror that stays fogged

If the mirror and window run with condensation long after a shower and take an age to clear, the air isn’t changing over fast enough. The room is holding moisture that should have been extracted.

Peeling paint or lifting wallpaper

Repeated damp gets behind decoration and lifts it. If you’re forever repainting the bathroom ceiling, poor extraction — not poor paint — is usually the real culprit.

A musty smell

That damp, never-quite-fresh smell is moisture lingering in surfaces and behind fittings. Clear the air properly and the smell goes with it — a good fan often transforms how a room feels, not just how it looks.

Do I legally need an extractor fan in my bathroom?

A new or refitted bathroom needs adequate ventilation under Part F of the Building Regulations. If the room has no opening window it must have mechanical extraction — a fan — and even with a window a fan is strongly recommended, because opening a window in a Plymouth winter isn’t how anyone actually clears steam. Which is best — a timer fan or a humidity-sensing one?

For most bathrooms we recommend a humidity-sensing fan. It runs automatically when the room gets steamy and stops when it doesn’t, so it clears moisture without anyone needing to remember a switch and without running for no reason. Why does my current bathroom still get damp with a fan fitted?

Almost always one of three things: the fan is too weak for the room, it’s not ducted to the outside (often just venting into the loft), or it isn’t running long enough to clear the moisture. All three are fixable. When we refit a bathroom we size the fan to the room and duct it properly to the outside, which is usually the end of the damp problem for good.
